Thank you Chris you hit the nail on the head focus is the key and that is what made you successful in real estate. I have always been intrigued and knew that there was a great amount of money to be made in real estate I just never really trusted all those info mercials that you see on late night. What brought to you was you focused on one thing threw your sales page which was wholesaling and I am in the process of ordering your course Real Estate Voodoo Oh by the way great site I loved the intro video and I am currently going threw the bonus videos and audios.

Regarding the live training you mentioned …

We are continuing to hold live trainings, but more and more we are finding that folks are watching their pocketbooks and as a result we are tailoring our training to accomodate this.

We have decided that we can create a win-win situation for you and for us by having more of the live trainings over webinars and such. We are actually looking into doing some UStream (www.ustream.com) trainings as well.

Believe me, I LOVE holding live events. I really enjoy getting to meet everyone face-to-face, break bread with them after the day’s trainings, and just hang out and get to really connect with the Virtual Wholesaling/Real Estate Voodoo community.

So with that being said, expect to hear about some live training events but it will probably be later in the year.

I am a real estate broker who because of the business I’m in that I chase all types of real estate deals both for myself and others. I have decided that wholesaling is something that I will focus all of my attention on the balance of this year and probably the next. Wholesaling fits my financial needs and I have made my decision. I do have to be careful because of my license as a independent real estate broker that I seem to be taking advantage of a unsophicated by who thru selecting memory don’t remember my disclosing all the facts, a problem that I had several years back.

the truth is that if you are going to be a real estate investor, you are going to be starting a business. You need SOME money to effectively run a business … OR you partner with someone who has money.

You will have basic expenses for marketing, infrastructure (telephone #, printing, etc) and other day-to-day expenses.

But, if you’re dead broke and you don’t have a partner who can foot the bill, the best thing is for you to really focus on your real estate education. Take advantaqe of the free training we have on this site, listen in on as many free training calls, join message boards where real estate is the topic of discussion, join the local Real Estate Investors Association (REIA), etc. That way, when you DO have access to the funds you need to get the ball rolling you will have a pretty clear idea of how to make a deal happen.

Diane here. I’m a newbie. Me and my family have moved to Florida and are re-starting our lives, so you could imagine what we’re going through. We have 3 beautiful young children. We certainly do have a lot of goals to achieve, but have been struggling. I’m currently getting the money together to become one of your new 25 rookies. I have a few questions.

1) Approximately how many wholesales could a newbie do at the onset of the first month ?
2) approximately how much in total to start the business with all expenses in mind ? (I need a prediction as to how much $$ I need so when I start I won’t have any $$ shortages that would slow me down – i.e. your package – special on for $17.00, then direct mailing, business set up etc.)
3) Does this require a full time, all day every day commitment to achieve the average of $ 5k to $10k per sale ?
4) Is 5 sales realistic as part time or full time – approx how many hours.

Welcome to Florida!

1) I think it is realistic for a newbie to be able to complete their 1st wholesaling transaction within the 1st 30 days. It is going to require a hefty commitment from that newbie though. I will say this though, we have had several newbies close more than 1 deal in their 1st 30 days.

This may not be the answer you were looking for, but I have to shoot straight with you. This is a business, and if you aren’t a business oriented person you will have a slightly longer learning curve when compared to someone who might already be a good negotiator, be familiar with the concepts of real estate, etc.

2)The great news is that it really doesn’t cost all that much to get your virtual wholesaling business off the ground. Excluding marketing, you’re talking about a couple of hundred dollars max. And we’ve had case studies of students who have closed their first deal with as little as $300 in marketing (i think their first deal netted them $12k!).

3) Initially, I would expect you to spend as much time as you could to get through the material … once you have a clear idea of the steps involved in my system you can run this business with as little as 1-2 hours per day and have a 6-figure per year real estate investing business. The reason you can get full time results from part time work is because my entire method is built around leveraging SYSTEMS. Once the systems are set up, the system does most of the work!

4) I think the better questions is to ask what your financial goals are. 5 deals per month could mean $5k if you only make $1,000 per deal. However, one of my students named Alex Joungblood did 5 deals a couple of months ago and made over $42k. So first, figure out how much you want to make and set THAT as your goal instead of the actual volume of transactions you do.

And a website isn’t necessary, but it is one of those “systems” I just mentioned. If you want to get your hands on the same website I use, you can see what they look like by going to http://www.VirtualWholesalingWebsites.com (or just use the template I included in the Real Estate Voodoo course).

Like Diane said, I am a newbie, as well. I have been researching real estate for a couple of years now with a couple of years hiatus (get it, I looked into it, spent some money and then stopped looking 2 years ago). I am back on the prowl and very determined and eager this time; especially, after coming across your system and all the reviews about your program. However, I have a few questions and will list them as Diane did.

1. Do I need to step up and drop $1000 on your virtually wholesaling program now when funds are limited, but available? or is there other information out there to get me started earning income immediately to justify the “trust” venture into your program?

2. You mentioned this on one of your mutliple, informative sites, but: Should I set up a quick corporation/llc now in order to start off right? Which type do you recommend?

3. Lastly, I’m getting confused and my head is spinning…every corner I come to there is something else to purchase and read through or set up online. How many different programs, sites and contracts/forms does one need to begin and succeed in this venture.

Welcome back to our world.

My name is Cris. I check my blog and respond to posts. I am different than the usual teacher you will run into in the real estate niche. I am real :)

Now, to answer your questions …

1. Although we have students who are using the Real Estate Voodoo training to close their first deals, there is a TON more training in the Virtual Wholesaling program. More videos. More process maps. More scripts. PLUS, there’s a forum that I check all the time and that is moderated by my top students and members of my coaching team. The forum is VERY active and one of the most used parts of the members’ area of Virtual Wholesaling.

2. I usually advise folks to worry more about getting some deals done first. The reason is that a lot of newer real estate investors focus on busy work – stuff that looks good but doesn’t get them closer to getting paid on a deal!

3. Well, one of the main things I teach real estate investors is to pick one system and FOCUS. Follow through. Take action each day on ONE method and it WILL pay off. When you start looking at all the different ways you can earn money in Real Estate Investing you will encounter the paradox of choice – when faced with many choices, the mind usually can’t pick just one!

My method is based on some very simple, but very sound principles. Use direct mail, hyper targeted to the most responsive type of leads (absentee owners is a great place to start). Use my simple, one page sales agreement and my one page assignment of contract to close your deal. Obviously this doesn’t fully describe the mechanics of my system, but I have purposefully kept my investing method simple, straight forward and powerful.

First, let’s get your head right – your age isn’t an impediment. Not having money is no impediment. It is all in your head. Lose those limiting beliefs because ANYBODY can do this business.

I think that most of your questions will be answered as you go through the next few days of the REV coaching videos I’ve created. If, after going through this you want more I would suggest you sign up for the REV course (it’s really cheap) and you will pretty much have all the basic info you will need to start making some money in wholesaling MY way.

The difference between Real Estate Voodoo and Virtual Wholesaling is that REV is kinda like Virtual Wholesaling “Lite”. There is enough training to get you started on setting up a virtual wholesaling business (infrastructure, lead generation, advice on negotiating with buyers & sellers, etc).

If you go through REV and it looks like you really want to expand your potential with my methodology then Virtual Wholesaling is the natural next step. The Virtual Wholesaling members’ area is like REV x100. You are a perfect example of what I scream everyday … there are tons of deals out there DESPITE what the media would have you believe.

As a result, I pretty much have all the deals I and my team can handle so it’s tough to work with anyone one on one.

I suggest you make some connections with the folks at the local Real Estate Investors Association, and if you haven’t already done so I would suggest you invest in Real Estate Voodoo – no one is too broke to invest $77 :)

We have a strategy using direct mail that will help you build the buyers list locally (and in remote markets). That would help you get the deals moved for sure.

In the manifesto I’m surprised to see you mocking buying houses from banks as an “old school” method, especially when you can easily do so while dealing with re agents to get easy access to reo’s. This seems to be a great way to find deals, especially with today’s inventory, and cuts down on marketing. I’m sure all this finding sellers and buyers on the internet stuff you talk about is really about paying for a program like Realquest or SiteXdata, and if it is, I’d appreciate it if you were just up front that finding buyers and sellers will not be free, and that in fact we should expect to have to buy into a program to get this info. Perhaps you could update your course to help users find a few bank owned properties at first to flip, and save on marketing/research costs until they start making money.
The reason I say this is because I know you have offered a program in the recent past to set up wholesalers completely for a few thousand dollars(if I get some reo deals done I want to order it if it’s still available). So if I buy a “how to…” Voodoo book from you for $77 dollars, I may want to know that implementing what’s in it will cost me thousands to get my first deal done.

Great questions!

I think that as you go through the training in the videos and the training in the REV members’ area you will see that it won’t cost you thousands to get set up and doing deals using my methodology.

And the way I look at it is that if you are using SiteX or Real Quest it is the equivalent of your “marketing” budget. Leads drive this business, and using these services will guarantee you the most targeted leads … especially when compared to bandit signs, classified ads, etc. The truth is that real estate investing is a business and there will be costs associated with running that business.

The great news is that you can start off with only a few hundred dollars in your marketing budget … we have had students spend as little as $300 on marketing costs and close deals worth $12k +

Hi Chris, I am a loan officer in the Chicago land area and have been doing mortgages for the last 6 years. I have been doing some real estate investing on and off for the past 5 years but they have all been flips (not your kind of flips). After reading up on you and your program I feel that this is the best way to move forward with my real estate investing which is what I want to have most of my focus on. I am not computer savy. How hard is it to set up the website, 800 #, vitural asst. and everything else to properly get this going in the right direction. Being in the mortgage business I don’t have the most disposable money anymore but I do have some. I just don’t know how easily this will be for me since I am not that good with all the tech stuff.

Seriously, my system isn’t rocket science, but it is pretty effective. You don’t have to be a tech geek to figure it out, especially with the step-by-step instruction in my videos.

Heck, everybody has to start somewhere and if you can figure out how to broker a loan you can definitely follow my instructions to get all set up!

Hi Chico. I checked out your real estate vodoo and i’m going to take the leap and purchase your virtual wholesaling. I have a couple of questions before I took the plunge. Do you go into more detail on what questions to ask to see if the house will be a good fit for a deal ? Do you go into exact details on what question to ask to determine how much the property is worth and what your offer should be ? The reason I want to make sure is because in your sales letter you say you can do the business making over the phone and over the computer and don’t even have to go out to the property or even go meet with anyone personally. I have no problem with deal making over the phone because I collect debt for a living which i’m sure would be a lot harder than this as long as I know what to say and what questions to ask.
